There’s encouraging news coming from the Cape Coral housing market. New pending sales for single-family homes increased 20.7% in July 2026 compared to July 2025, according to the latest Florida Gulf Coast MLS data.
In July 2026, 478 single-family homes went under contract in Cape Coral. That’s up from 396 pending sales in July 2025.
That year-over-year increase is an important indicator of buyer activity in our local market.

Buyer Activity Is Picking Up in Cape Coral
The first graph above shows new pending sales in Cape Coral over time. Pending sales represent homes that have newly gone under contract based on the purchase contract date.
As the graph demonstrates, Cape Coral’s market has experienced plenty of fluctuations over the past several years. However, July’s 478 pending sales represent a significant improvement compared to the same month last year.
A 20.7% year-over-year increase suggests more buyers are taking action and moving forward with home purchases.
This is particularly noteworthy when considered alongside Cape Coral’s recent inventory trends. Active single-family inventory was down 25.7% year-over-year in July. Fewer homes for sale combined with more properties going under contract could signal a shifting market.

Which Price Ranges Are Seeing the Most Activity?
The second graph breaks July’s new pending sales down by price range.
The $200,000 to $399,999 range led the market, accounting for more than 240 new pending sales. The $400,000 to $599,999 range followed with approximately 125 pending sales.
Buyer activity becomes more limited at higher price points. However, homes went under contract across several ranges, including properties priced above $1 million.
This highlights why looking at Cape Coral’s overall market numbers is only the beginning. Market conditions can vary significantly depending on a home’s price, location, condition, features, and neighborhood.
What Does This Mean for Cape Coral Buyers and Sellers?
For sellers, rising pending sales are a positive sign. More homes going under contract means buyers are actively participating in the market. With inventory also lower than a year ago, sellers may face less competition than they did last summer.
