Cape Coral Housing Inventory Drops 25.7% from Last Year

The Cape Coral real estate market is seeing a noticeable shift in available inventory. According to July 2026 data from the Florida Gulf Coast MLS, the number of active single-family homes for sale has fallen 25.7% compared to July 2025.

In July 2026, Cape Coral had 2,221 active single-family residences on the market. One year earlier, that number stood at 2,989 homes. That means buyers have nearly 770 fewer homes to choose from than they did at the same time last year.

Inventory Is Moving Back Down

The first graph above helps put the current numbers into perspective. Cape Coral experienced a significant increase in housing inventory throughout 2024 and into early 2025. At its peak in 2025, active inventory climbed well above 3,500 single-family homes.

Since then, the trend has changed direction.

By July 2026, inventory had fallen to 2,221 homes. While that still gives buyers choices, the 25.7% year-over-year decline suggests the unusually high level of inventory we saw last year has been steadily absorbed.

For sellers, declining inventory can be an encouraging sign. Fewer competing homes may make it easier for a well-priced, well-presented property to stand out. However, pricing remains important. Lower inventory does not automatically mean every home will sell quickly or that prices will immediately rise.

Where Is Cape Coral’s Housing Inventory?

The second graph above provides another important piece of the story by showing how July’s active inventory is distributed by price range.

The largest concentration of available single-family homes falls between $200,000 and $399,999, with more than 1,000 active properties. The $400,000 to $599,999 range is the second-largest category, with roughly 650 homes available. Inventory drops significantly as prices move above $600,000.

That means Cape Coral’s overall inventory number doesn’t tell the entire story. Buyers and sellers need to look at the amount of competition within their specific price range, neighborhood, property type, and home features.

What Does This Mean for Buyers and Sellers?

For buyers, declining inventory could mean more competition for desirable homes if the trend continues. If you’ve been waiting because you expected the number of homes for sale to keep climbing, the latest numbers show that the market has moved in the opposite direction over the past year.

For sellers, having nearly 26% fewer active listings than last July could create an opportunity. The key is understanding exactly where your home fits within today’s Cape Coral market.
